- Contract complete, option period begins
- Contract and earnest money to Title Company, Option money
to seller
- Select an inspector to conduct a house and termite
inspection
- We are always be present for the inspection

- You decide what repairs are needed in priority order
- Seller accepts or counters & this cycle continues
until agreement
- Obtain a Good Faith Estimate of costs from your
lender
- Your loan is processed, repairs made, an appraisal and
survey done
- Title Company ensures clear title, prepares documents &
HUD-1
- We review HUD-1 and initiate corrections
- A cashier's check is required at closing

- A convenient closing is set at the Title Company
- You should do a final walk thru prior to closing

- We are present for all closings
- You get keys, security info and garage openers prior to
possession
