A home inspection is conducted by a licensed inspector in compliance with guidelines set
by the Texas Real Estate Commission. The inspection includes structural systems (foundation,
roof, grading, walls, ceilings, floors, windows, fireplace, chimney, porch, decks, doors);
electrical systems; heating, ventilation and air conditioning systems; plumbing; appliances;
optional equipment (sprinklers, pools, out buildings, security systems, gas lines, fire
protection equipment ). Upon completion the inspector prepares a TREC Form indicating the
results. The buyer should be present during the inspection so that they can be made aware of
specific problem areas. The inspector will also conduct a termite inspection (lender required)
and prepare the Texas Official Wood Destroying Insect Report which is good for 30 days and must
be updated if closing date goes past 30 days. If the inspector finds discrepancies outside their
realm of expertise he will recommend consulting a specialist such as a structural engineer or
roofer. The cost of the inspection depends on the house size, foundation type, and optional
equipment, approximately $300. The termite inspection is about $80. |
