Sellers Disclosure is a contractually required form completed by the seller outlining the
seller's knowledge of the property as of the date of the listing date. It is not a substitute
for an inspection. Part one is a list of property items including water supply type and roof
type and age, Part two lists defective areas , Part three lists conditions the seller is aware
of such as aluminum wiring, asbestos components, lead based paint and other conditions that
would cause special handling in the property sale. In Part four the seller discloses any thing
that is in need of repair, Part five covers structural changes, homeowner associations, and
common areas such as pools, Part six lists past inspection reports, Part seven is for tax
exemptions, and Part eight deals with receipt of insurance payments for damage to the property. |
